What is planning permission?
Planning permission is the granting of permission by local planning authorities (usually the planning department of the district or borough council) to proceed with a proposed development.
You may require either just planning permission or building regulations for your project, or both. See our building regs page for more details on building regs.
Do I need planning permission?
Usually, you do not need if you are;
- making internal alterations or extending such as new staircases, bathrooms or kitchens
- some loft and garage conversions
However, If your home is listed or in a conservation area, you may need listed building consent.
What is usually considered when applying for Planning permission?

- colour match of bricks
- colour and type of tiles

The cost of Planning starts from as little as £650; we tailor it to fit your needs. For your convenience, we split the payments with the initial payment at 50%, and the balance of 50% paid after you have approved the plans. We want you to be fully satisfied with our service!
We also provide the option to submit your plans to an online portal (any application fees are not included) and we can also complete a D&A (Design and Access) Statement if required.

How It Works – Step by Step
Fill in Key Details Online Questionnaire
As soon as you have booked your call, you will automatically be sent a link to a Key Details Questionnaire.
It should take approximately 2-5 minutes to complete and is designed to provide key details about you and your project.
Download sketch template
You will also be provided with a link to a single page sketch template, however it’s possible to sketch on plain paper or anything you have to hand. You can view the template here.
Create a basic sketch with floor dimensions
You can provide photos, a sketch, previous plans, anything that might help. However, if following the Discovery Call, you require additional help for measurements, you can use our Inspired Surveying for a measurement survey undertaken by one of our consultants before we start the planning.

We review your details before the call to make sure it will be productive.
Discovery Phone Call
This ensures we get a good understanding of what you need and your requirements, BEFORE you make a commitment to our Inspired Planning package. We want to make sure we can provide you the best service.
When you have completed your Discovery Package, you can choose to go for our Inspired Planning option. We only require 50% payment upfront. Simply use our online payment system to pay the remaining 50% of Inspired Planning after you have approved the plans.
Concept design sketch plans will be issued within 7 working days.
Check the drawings are to your satisfaction, you can have one amendment for free before finally approval.
Final CAD drawings will be issued within 7 working days.
The remaining 50% of the fee is paid.
Optional - online application and D&A statement
We can do the online application for you as an optional extra.
Please note, although we can submit the online application, any application or additional fees required by a third party have to be paid by you. Finally, we can also provide an optional D&A statement – only if needed by the planning body, again as an optional extra.
